Business Summary

The hotel is a titled property with no liens and located across a narrow street from the beach lot. It has 17 rooms, 11 with private bath and A/C and 6 rooms with a ceiling fan, that share 2 ½ baths.
There is an owner’s apartment with a living area that has a queen hide a bed,one bedroom, 2 bathrooms and a kitchen. The living area with hide a bed is a lock-off from the bedroom and second bath so the apartment can be rented if you choose to live off site.
The construction is a combination of concrete and hardwood. Most of the construction is about fifteen years old. The hotel has a small kitchen and restaurant to serve breakfast to the guests but not lunch or dinner. Our asking price for the hotel corporation is USD $900,000 and is fully titled with no liens. The hotel property may be purchased without the vacant lot but not the lot without the hotel as it is the private access to the beach.
The beach lot is concession and is leased from the Government. We bought the concession from the previous owner and hold the lease. It has been approved to build up to six more units on this lot. The property is fenced, gated, has water and electricity and at present is used for parking and private access to the beach for our guests.
The concession is up for renewal in October 2017 and it can be renewed for another 20 yrs. If you build with approved permits, the lease renewal has been no problem. The government closely controls building on concession property as it is within the 200 meter zone from the high tide line. At this time the property does not generate any income. The price we are asking for the lot is USD $300,000 and it is held in a separate corporation from the hotel.
Hotel occupancy has averaged 54% annually. The low season months are Sept, Oct and Nov and we use that time for painting and repairs. In the past, we have not closed our doors in the low season, although some businesses do in Samara.
